Fees

Due With Application

• Application fee: $75 per applicant 18 years or older.
• Administrative fee: $250.
• Proof of income: three recent paycheck stubs or W-2s.

Note: We require that applicants earn 3x rent in one month.
We will run a full background and credit check on each applicant.

Due at Move-In

• Prorated rent for your first month.
• Water activation fee: $15.95.
• Non-refundable credit risk fee: $250 to a full month's rent.
• Deposit for a new account with Opelika Power Services: $65 activation fee and $65+ deposit requirement, determined by credit evaluation.
• Proof of renters insurance in the amount of $100,000 from any insurance company.
• Any applicable pet fees.

Due Monthly

• Community bundle fee: $150 per month. Includes landscape maintenance, pest control, washer/dryer, Ring doorbell, and energy efficient appliances.
• Utility billing fee: $6.50 per month.
• Renters insurance: $14.66 per month through ResidentShield or choose your own policy.
• Water and sewage: varies, billed with rent.

Personalized Add-Ons

• One-time pet fee: $500 for first pet, $100 for second pet.
• Pet rent: $25 per pet per month.

Situational

• Rekeying: $25 per occurrence.
• Replacement key: $25 for apartment, $15 for mailbox.
• Early lease termination fee: 200% of rent with 60-day notice.
• On-site transfer: $200-$500.
• Late fee: $150 per occurrence.
• NSF fee: $75 per occurrence.
• Master policy renters insurance: $25 per month until in compliance.
